Role Overview

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. The manager handles all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, the Community Manager ensures compliance with Asset policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, train, coach, and develop on‑site staff; complete schedules and assignments; address performance problems.
  • Financial Management – control costs and improve revenue; develop budgets and forecasts; reconcile deposits, rent collections, and vendor invoices; ensure accurate financial reporting.
  • Strategic Leasing Management – develop marketing plans; implement leasing techniques; address resident complaints; create retention programs; show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – maintain accurate reporting; lead emergency response; manage maintenance staff; ensure timely repairs, inspections, and property appearance.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or ≥4 years in the housing industry, or 1‑2 years related experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others, repeat motions, ability to work overtime, weekends, and night hours.
  • Prolonged standing or sitting; mobility across the workplace; ability to ascend/descend ladders, stairs, and use tools.
  • Ability to lift and move objects up to 25 lbs., operate machinery, drive motor vehicles or golf carts, and work in various environmental conditions.

License/Equipment

  • Reliable transportation for emergency on‑call duties.

Compensation & Benefits

Compensation is based on skill set, background, training, and certifications. The total rewards package includes medical, dental, vision, life, accidental, and disability insurance; 401K with employer matching; commission and performance bonuses when applicable; paid sick days and company holidays for full‑time employees.

Salary Range

$90,000 per year to $92,000 per year
