Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance development; manage staff schedules.
  • Compliance and supervision: ensure adherence to company policies and procedures, safety and fair housing guidelines, and risk management standards.
  • Financial Management: improve net operating income through cost control and revenue/leasing improvements; develop annual operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting.
  • Strategic Leasing Management: develop yearly marketing plans; apply leasing strategies; ensure lease signing and documentation are accurate and up to date; manage resident relations and follow-up procedures.
  • Resident relations: address complaints, concerns, and requests; develop resident retention programs and events; show, lease, and move in prospective residents.
  • Administrative & Maintenance Management: ensure accurate and timely reporting; lead property emergency response; monitor service request turnaround and maintenance responsiveness; maintain property appearance and oversee repairs with regular inspections.
  • Resource planning: manage property resources, equipment, and supplies; obtain bids and coordinate with vendors and contractors; oversee make-ready and work orders.

Qualifications

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to perform on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must be able to communicate effectively, work overtime, weekends, and night hours during emergencies; capable of sitting or standing for extended periods; capable of moving around the property and accomplishing tasks in various environments.
  • Ability to ascend/descend ladders and stairs, operate equipment, and lift up to 25 lbs; work in various temperatures and outdoor conditions; navigate confined spaces and uneven terrain.

License/Equipment

  • Must have reliable transportation due to on-call requirements.

Compensation and Benefits

At Asset Living, compensation decisions consider skill set, background, certifications, and relevant experience. Full-time employees receive paid sick days and company holidays.

Salary Range: $50,000 per year to $65,000 per year
