Assistant Community Manager The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. This role plays a vital part in the delinquency and collection of rent to optimize property cash flow, manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the absence of the Community Manager, and ensures compliance with company policies, safety and fair housing guidelines, and liability concerns.
Responsibilities
Minimum of 1 year experience with affordable housing programs (e.g., LIHTC, HUD, Section 8, USDA Rural Development).
Affordable Housing Accreditation or related designations are preferred.
Financial Management: posting payments, reconciling receivables, monitoring bad debt, preparing late notices, supporting the property’s revenue, expenses, and Net Operating Income, posting charges and utility bill backs, and handling all end‑of‑month closing procedures.
Personnel Management: daily on‑site attendance, hiring, training, coaching staff, ensuring performance and compliance with company policies.
Strategic Leasing Management: implementing leasing techniques, signing leases, managing marketing strategies, handling resident complaints, and developing resident retention programs.
Administrative Management: maintaining customer service standards, monitoring maintenance requests, inspecting property appearance, supervising business operations, and managing resources and vendors.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training.
Basic computer skills and understanding of on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Standing or sitting for prolonged periods, repetitive wrist and hand motions, periodic movement between work sites, and occasional ladder or stairs use.
Ability to lift, carry, or move objects up to 25 lbs., operate machinery or motor vehicles, and work in various environments including outdoors and confined spaces.
