Floating Community Manager
Asset Living is a third‑party management firm with a national portfolio spanning multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult and student housing. Founded in 1986, it has grown into a trusted partner in real‑estate, workplace culture and growth opportunities.
As a Floating Community Manager, you will oversee the complete operations of a housing community under the supervision of the Regional Manager. The role jumps between multiple properties, managing all phases of operations: personnel, leasing, maintenance, financials, administration and risk management.
Essential Duties & Responsibilities
- Personnel Management – hire, train, coach, and develop on‑site staff; schedule staff; address performance issues; promote harmony and quality job performance.
- Financial Management – achieve highest net operating income, control costs, manage revenue and leasing; develop budgets/forecasts; reconcile deposits and vendor invoices.
- Strategic Leasing Management – develop yearly marketing plan, lease prospective residents, handle resident complaints, and implement retention programs.
- Administrative & Maintenance Management – ensure accurate reporting, head emergency team, monitor service request turnaround and maintenance quality; maintain property appearance and repair schedule.
Education / Experience
- High School Diploma or equivalent; bachelor’s degree preferred, or 4‑year experience in housing industry, or 1–2 years related experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and familiarity with on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Communicate regularly with others; repeat wrist, hand motions; work overtime, weekends, nights.
- Stand, sit, move around for prolonged periods; ascend/descend ladders, stairs, scaffolding; lift objects up to 25 lbs.; operate machinery, motor vehicles.
- Work in various environments, including extreme temperatures, outdoors, confined spaces, and hazardous chemicals.
License / Equipment
Reliable transportation for emergency on‑call requirements.
Salary Range
Salary Range: $35 per year to $40 per year
