Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. They play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position, and manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. As an onsite leader, they supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
  • Handle end‑of‑the‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Implement leasing techniques to achieve closure; manage follow‑up procedures, signing/documentation of leases, and reporting systems.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance; ensure repairs are noted and completed promptly.
  • Assist in supervising all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically.

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, often standing or sitting for prolonged periods; communicate with others; repeat motions involving wrists, hands, and fingers.
  • Frequently required to move about to accomplish tasks or move from one worksite to another.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools; move self into different positions; work in overhead positions; reach; adjust or move objects of up to 25 lbs.; lift and place objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles and/or golf carts; work overtime, weekends, night hours (emergencies); work in small and/or enclosed spaces; traverse flat and non‑flat terrain; work in extreme temperatures; work in outdoor environments such as precipitation and wind; be exposed to hazardous chemicals.

At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background and training, certifications, etc. The employment offer is dependent on the facts associated with the relevant experience for the role. The offer includes benefits such as medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, and commission and performance bonuses when applicable. Full‑time employees also receive paid sick days and company holidays.

Salary Range

$20 per hour to $24 per hour
