Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial performance, administration, and risk while ensuring compliance with company policies, safety, fair housing, and liability guidelines.

Essential Duties & Responsibilities

Personnel Management: Screen, hire, train, coach, and develop on‑site staff; maintain staff schedules and performance; promote a respectful and productive work environment.

Daily On‑Site Operations: Attend the property regularly; enforce company procedures through ongoing training and coaching.

Financial Management: Achieve net operating income targets through cost control and leasing improvement; develop yearly operating budgets and forecasts; oversee rent collections, deposits, and vendor invoice reconciliation; ensure accurate financial reporting.

Leasing Management: Develop marketing plans and execute leasing strategies; ensure effective leasing practices, resident retention programs, and timely lease documentation.

Resident Relations: Address resident complaints and requests; maintain high resident satisfaction.

Administration & Maintenance: Manage reporting, performance of maintenance staff, emergency response, and property appearance; oversee equipment, supplies, and vendor relationships; supervise maintenance and construction work orders.

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry, or 1–2 years of related experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer skills and familiarity with on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive hand motions, and accurate task completion.

Standing or sitting for prolonged periods; moving around the property; ascending/descending ladders and stairs; handling objects up to 25 lbs.

Operating machinery, power tools, motor vehicles, and golf carts; working in varied temperatures and outdoor conditions.

License / Equipment

Reliable transportation is required for emergency on‑call duties.

At Asset Living, compensation is based on skills, background, training, and certifications. In addition to a base salary, employees may receive benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) matching, commission and performance bonuses, paid sick days, and company holidays.

Salary Range : $55,000 to $60,000 per year.
