Community Manager

The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management to ensure compliance with company policies, safety, fair housing, and liability requirements.

Essential Duties & Responsibilities

  • Personnel Management – manage, train, coach, and evaluate on‑site staff; schedule staff; address performance issues; promote staff compliance with policies.
  • Financial Management – achieve high net operating income through cost control and revenue improvement; develop annual budgets; reconcile rent and vendor payments; ensure accurate ownership reports.
  • Strategic Leasing Management – develop marketing plans; apply leasing techniques; resolve resident complaints; implement resident retention programs; lead prospecting and move‑in processes.
  • Administrative & Maintenance Management – oversee accurate reporting; lead emergency response; manage customer service and maintenance turnaround; maintain property appearance; plan resource use; supervise maintenance activities.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree or four years experience in housing industry preferred; or one‑two years related experience and training.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic knowledge of fair housing laws and OSHA requirements.
  • Proficiency with on‑site software and basic computer skills.

Physical Requirements

  • Frequent communication and repetitive hand motions; ability to work overtime, weekends, and nighttime emergencies.
  • Ability to stand or sit for prolonged periods, move within work sites, ascend/descend ladders, stairs, and confined spaces; lift up to 25 lbs.; operate machinery and golf carts; work in varying temperatures and outdoor conditions.

License / Equipment

  • Reliable transportation is required due to the emergency on‑call duty.

At Asset Living, compensation reflects skills, background, and training. Eligible candidates receive a comprehensive rewards package, including medical, dental, vision, life, disability, 401(k) with employer match, and potential commission and performance bonuses. Full‑time employees also receive paid sick days and company holidays.

Salary Range: $68,000 per year to $70,000 per year
