What is an Occupancy Verification? The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. We contract with inspectors on a county‑level basis, meaning you would be responsible for completing all inspections in your county.
Responsibilities
Perform most common inspections in 5‑6 minutes.
Complete the inspection within 4 days after assignment.
Report general property conditions and make an occupancy determination based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the mobile app.
Be able to spend extended periods driving while making numerous stops during the day in the assigned territory.
Requirements (must have)
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate, varying by county and volume. Although paid per inspection, you can expect an equivalent of $30‑$40 per hour.
Depending on county (urban or rural), you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. Work is consistent month to month, and earnings can increase as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
