Mortgage Field Services Inspector
FAR Inspections, located in Reno, NV, seeks highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders. Experience with mortgage field inspections is not required, but effective time management and meeting deadlines are crucial. The role offers predictable full‑time or supplemental income with a flexible schedule.

What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to verify occupancy. The primary tasks include:
Verify property occupancy.
Report the general condition of the property using a mobile application.
Take 9+ photographs of the property with brief comments.
Complete a short form in the app.
Most inspections are exterior only; approximately 10% require interior photos after the property has gone vacant.
Responsibilities
Complete inspections within 4 days of assignment, which typically take 5–6 minutes.
Determine occupancy based on industry standards.
Spend extended periods driving, making numerous stops during the day within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; gas expenses are paid by you).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume. Although paid per inspection, you can earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties offer higher rates; higher volume counties offer lower rates. There is no set minimum; work is consistent month‑to‑month. Earn more as you become established, increase your availability, or cover a larger territory.
No mileage reimbursement in addition to the flat fee per inspection.
