Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. This independent contractor role is based in Reno, NV. Experience with mortgage field inspections is not required, but candidates must be able to manage time and meet deadlines.
What is an Occupancy Verification? A periodic update of a property’s occupancy status. The inspection involves verifying property occupancy, reporting on the general condition via a mobile application, and taking photos (mostly exterior; a small percentage require interior photos for vacant properties). Most inspections are exterior only.
Responsibilities
Complete inspections within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an application.
Drive extended periods, making multiple stops during the day within the assigned county territory.
Most common inspections take 5–6 minutes.
Requirements
Computer with internet connection.
Reliable vehicle (good mileage; you pay your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Ability to manage time and meet deadlines.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Earnings are roughly $30–$40 per hour. Counties with low volume pay higher rates; high‑volume counties pay lower rates. There is no set minimum number of inspections per month, but the workload is consistent month to month. Earnings increase with experience, availability, and territory coverage. No mileage reimbursement beyond the flat fee per inspection.
