Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule.
Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. The primary location is Reno, NV, and FAR Inspections has been in business for over nine years.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy, report general condition using a mobile app, and take photos where needed.
Most inspections are exterior only, and about 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level, so you will be responsible for completing all inspections in your county, possibly sharing the county with another inspector if volume allows.
Responsibilities
Complete inspections typically within 5‑6 minutes.
Submit inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos with brief comments.
Complete a short form in an app.
Drive extended periods while making numerous stops within your assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage a plus; you pay for own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check with a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume. You will earn an equivalent of $30–$40 per hour.
Depending on the county and rural/urban status you could schedule 2‑30 hours per week and complete 20‑500 inspections per month. Lower volume counties have higher rates; higher volume counties have lower rates. No set monthly quota, but work is consistent month to month.
You can earn more as you become established, increase availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
