What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application.

Most inspections are exterior only, with about 10% requiring interior photos after the property has gone vacant.

Inspectors are contracted at a county level; you will be responsible for completing all inspections in your county, and in some cases you may split the county with another inspector if there is enough volume.

Responsibilities

Most common type of inspection should only take 5-6 minutes.

Complete the inspection within 4 days after it is assigned.

Report general property conditions and make a determination of occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in an app.

Be able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Requirements

Computer with an internet connection.

Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver's license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you can earn the equivalent of $30-$40 per hour.

Depending on a county and whether it is urban or rural, you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month-to-month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
