Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial and administrative management, ensuring compliance with company policies, safety, fair housing guidelines and liability concerns.
Responsibilities
Personnel Management – screen, hire, train, coach and develop on‑site staff; conduct performance management and maintain staff compliance.
Ensure regular daily onsite attendance; develop and monitor staff schedules.
Financial Management – achieve optimal net operating income through cost control and leasing improvement; develop annual budgets/forecasts; manage rent collections, deposits, vendor invoices and financial reporting.
Strategic Leasing Management – create annual marketing plans; employ effective leasing techniques; resolve resident complaints and implement retention programs.
Administrative & Maintenance Management – maintain reporting accuracy; lead emergency response; monitor maintenance service requests and property appearance; manage resources and vendor relations.
Qualifications • Minimum of 2 years’ experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development, etc).
• Affordable Housing accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations preferred.
• Education: High School Diploma or equivalent; Bachelor’s degree preferred or 4 years’ experience in housing; or one‑to‑two years related experience.
• Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Basic computer skills; understanding of Fair Housing Laws and OSHA requirements.
Physical Requirements
Requires standing, walking, sitting, reaching and occasional lifting up to 25 lbs.
Staff may need to stoop, kneel, crouch or crawl.
License/Equipment Reliable transportation is required due to emergency on‑call obligations.
Salary Range Salary Range: $18.00 per year to $20.00 per year
