What is an Occupancy Verification? The purpose of the property inspection is to:

Verify property occupancy.

Report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level. You will be responsible for completing all inspections in your county, and may split the county with another inspector if volume warrants.

Responsibilities

Complete inspections in 5‑6 minutes per visit.

Submit the inspection within four days after it is assigned.

Report general property condition and determine occupancy based on industry standards.

Take nine or more photos of the property with brief comments.

Fill out a short form in the mobile app.

Be prepared to spend extended periods driving while making frequent stops.

Requirements

Computer with an internet connection.

Reliable vehicle with good gas mileage (you will pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you can expect earnings equivalent to $30‑$40 per hour.

Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. There is no set minimum; the work is consistent month to month.

No additional mileage reimbursement beyond the flat fee per inspection.
