Complete the inspection within 4 days after it is assigned. Report general property conditions and determine occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in a mobile app. Spend extended periods driving while making numerous stops during the day within the assigned territory. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. Work at the county level; you may be responsible for all inspections in a county or split the county with another inspector if volume is high. Most common type of inspection should only take 5–6 minutes. Requirements
Computer with an internet connection. Reliable vehicle (good gas mileage is a plus; you will pay for your own gas). Smartphone (Android or iPhone). Printer. Pass a standard background check using a valid driver's license. Pay and Hours
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, the work equates to roughly
$30‑$40 per hour.
Depending on your county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties pay higher rates, while higher‑volume counties pay lower rates. There is no set minimum number of inspections per month, but the work is consistent month‑to‑month. Earn more as you become established, have greater availability, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection. Seniority Level
