FAR Inspections is a Reno, NV‑based company with over nine years of experience in residential occupancy verification for mortgage lenders. We offer independent contractors predictable full‑time or supplemental income with a flexible schedule. Mortgage field inspection experience is not required; strong time‑management and deadline compliance are essential.
What is an Occupancy Verification? An Occupancy Verification is a periodic audit sent by mortgage lenders to assess the occupancy status of a property. Contractors help verify that the property is occupied, document its general condition through photos using a mobile application, and submit a brief report.
Responsibilities
Complete exterior inspections, each taking approximately 5–6 minutes of onsite time — interior photos may be required for vacated properties (approx. 10%).
Finish each inspection within four days of assignment.
Record property conditions and determine occupancy status using industry standards.
Take nine or more photos with brief comments.
Fill out a short form in the provided mobile app.
Drive extended periods within the assigned territory, making several stops throughout the day.
Requirements
Computer with reliable internet connection.
Own vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours – 1099 position with a flat rate per inspection. Rates differ by county and volume.
– Earning potential: approximately
$30‑$40 per hour
is typical. Depending on county and workload, you may complete 20–500 inspections per month while working 2–30 hours weekly.
– No mileage reimbursement beyond the flat fee per inspection.
