Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
Based in Reno, NV, FAR Inspections has been in business for over 9 years.
Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to perform the inspections. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Conduct inspections that usually take 5–6 minutes.
Complete each inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in a mobile app.
Spend extended periods driving within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is an advantage; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of
$30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
You can earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
