Responsibilities
Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair.
Understand and follow Material Safety Data Sheets (MSDS).
Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in the community’s common areas are properly maintained and repaired.
Have basic prep and painting abilities.
Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets.
Perform all in‑house plumbing (sinks, toilets, bathtubs).
Handle minor electrical work within units and common areas (light switches, outlets, garbage disposals).
Paint all apartments and common areas.
Repair, clean, and maintain all carpet, floor coverings, and furniture.
Complete all work orders promptly and note any additional work completed but not listed.
Document safety issues and physical plan deficiencies related to local, county, state, and federal guidelines.
Assist with preventative maintenance and cleaning of community vehicles (bus, car, van).
Assist with training and development of safety procedures and hazard communications.
Perform any other duties assigned by the Maintenance Supervisor, Regional Maintenance Supervisor, or General Manager.
Respond immediately and appropriately to all accidents and emergencies, following established protocol.
Other duties as assigned.
Qualifications
High school diploma or equivalent preferred; must be at least 18 years of age.
1–3 years of related experience or training, or an equivalent combination of education and experience.
Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, and heating/HVAC skills.
Preference for knowledge of fire suppression and irrigation systems.
Preference for motor‑vehicle maintenance ability.
Flexible and able to work evenings and weekends as necessary.
Physical Requirements This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
