What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties; the purpose of the inspection is to confirm property occupancy and report general condition using a mobile application. Most inspections are exterior only; about 10% require interior photos if the property has become vacant.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving with multiple stops during the day in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus as you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. You will earn the equivalent of
$30‑$40 per hour . Depending on the county and its urban/rural nature you will complete anywhere from 20‑500 inspections per month, working 2‑30 hours per week. Lower volume counties offer higher rates; higher volume counties offer lower rates. There is no set number of inspections per month, but the workload is consistent month‑to‑month.
