The Retail Portfolio Property Manager is responsible for the day-to-day oversight, financial performance, and operational execution of a portfolio of retail assets. This role ensures properties are maintained to a high standard while delivering exceptional service to tenants, ownership, and internal stakeholders. The ideal candidate brings strong retail property experience, a proactive ownership mindset, and the ability to drive results through clear communication, organization, and disciplined follow-through. This onsite role requires a background in retail property management. Key Responsibilities

Oversee all day-to-day property management functions for a portfolio of retail assets, ensuring operational excellence, tenant satisfaction, and strong property performance Manage property financials including annual budgets, monthly reporting, CAM reconciliations, forecasting, variance explanations, and expense control initiatives Lead vendor and contract management including bidding, service agreements, performance tracking, and ongoing cost/value evaluation Coordinate and execute property inspections, preventive maintenance programs, and capital improvement projects while ensuring minimal disruption to tenants and customers Serve as the primary point of contact for tenant relations, including issue resolution, communication, lease compliance coordination, and partnership with leasing teams Ensure compliance with all safety, insurance, and regulatory requirements while maintaining complete and audit-ready property documentation Qualifications

Minimum 3+ years of retail property management experience (shopping centers, mixed-use retail, or class A retail buildings) Demonstrated experience managing budgets, CAMs, reconciliations, vendor contracts, and monthly/annual reporting Strong knowledge of lease administration, tenant relations, and retail operational requirements (traffic flow, storefront standards, signage, after-hours access, etc.) Proven ability to manage multiple priorities across a portfolio with strong organization, urgency, and attention to detail Excellent communication skills with the ability to confidently interface with tenants, ownership, vendors, and internal partners Proficiency in property management systems and financial tools (Yardi, MRI, or similar platforms strongly preferred)
