What You Will Do

The Realty Specialist serves as a senior technical authority on real property acquisition, leasing, and portfolio management for the Department of State (DoS). The incumbent will provide expert guidance, analytical support, and policy development for complex real estate actions, including military property transfers, prospectus-level leases, and real property development projects. Additionally, they will work directly with the Division Chief and Office Director to support both immediate and long‑range space planning requirements, ensuring alignment with Department mission needs and federal real property regulations.

The incumbent will prepare high‑value technical documentation including prospectuses, use permits, licenses, scopes of work, housing plans, briefings, and assignment memoranda. Additionally, they will serve as a principal liaison with GSA, military entities, state and local agencies, and private‑sector partners.

Day to Day Responsibilities May Include

  • Develop and evaluate new or revised policies, methods, procedures, criteria, and guidance for real estate actions.
  • Assist in the planning, direction, implementation, and administration of projects involving acquisition, termination, construction, renovation, repair, and management of real property.
  • Serve as principal liaison with GSA, military branches, state/local governments, and private‑sector partners.
  • Research, analyze, and evaluate interrelated project activities, programs, and management practices to monitor project performance.
  • Prepare rent estimates and maintain leasing documentation within the Department’s system of record, Archibus.
  • Develop housing plans, point papers, options analyses, and briefing materials reflecting all relevant considerations.
  • Develop standards and guidance to improve lease procurement practices and methodologies.
  • Advise stakeholders and senior leadership on complex real estate issues, including policy interpretation and strategic planning.

What You Will Need

  • Must be able to OBTAIN and MAINTAIN a Federal or DoD "SECRET" security clearance; candidates must obtain approved adjudication of clearance prior to onboarding with Guidehouse. Candidates with an ACTIVE "SECRET" or higher‐level clearance are preferred.
  • Bachelor’s Degree
  • EIGHT (8) years of experience working in or with the General Services Administration (GSA)
  • Experience using GSA systems including Rent on Web, OAsis, and eRETA

What Would Be Nice To Have

  • Experience supporting or working with the Department of State’s domestic real estate portfolio

The annual salary range for this position is $113,000.00-$188,000.00. Compensation decisions depend on a wide range of factors, including but not limited to skill sets, experience and training, security clearances, licensure and certifications, and other business and organizational needs.
