My client is a well known commercial construction and design-build/general contracting firm with over a century of delivering high-quality projects in the medical, industrial, institutional, office, retail, and distribution markets. They partner with owners from concept to completion and pride themselves on schedule-driven execution, transparent processes, and collaborative teams that maximize long-term building value. Prepare detailed, accurate estimates for commercial construction projects (design-build & construction management delivery). Analyze bid documents, specifications, and supplemental information to develop scope, cost assumptions, and pricing strategy. Solicit, review, and evaluate subcontractor and supplier bids; build assemblies and pricing databases. Collaborate with project managers, design teams, and leadership to refine project scope and ensure cost alignment with client expectations. Maintain estimating tools and systems, including assemblies, historical cost data, and bid logs. Participate in value engineering, constructability reviews, and risk analysis exercises. Compile formal proposals and bid submissions that reflect thorough cost evaluations and competitive positioning. A successful Estimator should have: Minimum 5+ years of commercial construction estimating experience (design-build, CM, or similar environments). Strong understanding of commercial construction cost structures, labor rates, equipment, and subcontractor markets. Proficiency in industry software (Excel, estimating platforms, cost databases). Excellent written and verbal communication skills with demonstrated ability to interface with internal and external stakeholders. High attention to detail, analytical mindset, and ability to manage multiple bids concurrently. Bachelor's degree in Construction Management, Engineering, or a related field. Experience with cost modeling tools, historical cost benchmarking, and regional subcontractor networks. Prior work on institutional, healthcare, multifamily, manufacturing, or large-scale office/retail projects. Crucial Clarification: This role does NOT suit professionals with a background exclusively in custom home building. Residential custom home estimating does not align with the scale, market, and cost structures required for commercial construction estimating and therefore is not transferable experience for this position.
