About the job Underwriter & Transaction Support Specialist
We are seeking a
Hybrid Underwriter & Transaction Support
professional to join our land acquisitions team. This role combines
deal underwriting, due diligence, and transaction coordination support.
You’ll work closely with our
Transaction Coordinator
and
Underwriting teams , supporting the evaluation and execution of land deals from initial lead screening through closing and post-close review. All responsibilities are performed with guidance and collaboration from our internal teams, meaning you will work within an established process and support structure.
Key Responsibilities Transaction Support
Support the TC with day-to-day transaction tasks such as file organization, status updates, and coordination follow-ups.
Assist with EMD tracking and follow up with title companies, attorneys, and other third parties as needed.
Support broker outreach for BOVs and county calls for zoning/access/utility clarifications as needed.
Coordinate vendors for BOVs, surveys, Phase I reports, perc tests, and other due diligence items.
Maintain accurate notes and updates for all assigned transaction tasks.
Help maintain clean CRM pipeline statuses, notes, and documentation.
Evaluate opportunities end-to-end (market, comps, title, zoning, soils/environmental, exit strategy) and provide clear go/no-go recommendations with target price and risk notes.
Screen inbound leads and flag high-priority opportunities.
Conduct valuation and comps analysis, adjusting for acreage, access, utilities, zoning, and highest/best use.
Verify land-specific items such as utilities, floodplain/wetlands, soils/perc, topography; identify subdivide and entitlement paths.
Review title documents, deeds, easements, and liens, and elevate potential issues.
Build buy boxes and offer price scenarios (assignment, wholesale, flip, novation, land subdivide).
Prepare concise risk memos summarizing assumptions, comps, exit strategy, and potential red flags.
Support acquisitions with pricing analysis and negotiation insights.
Perform post-close lookbacks comparing projections vs actual outcomes to refine our buy box.
Candidate Requirements Comfortable Communicating with External Parties Building relationships with brokers when requesting BOVs, comps, or market insights.
Calling county offices to verify zoning, access, utilities, and other land-related information.
Communicating with title companies, surveyors, and other vendors during the due diligence process.
Skills & Attributes Analytical and detail oriented.
Comfortable evaluating land investment opportunities.
Organized with strong transaction tracking skills.
Confident communicating with brokers, counties, and vendors.
Able to manage multiple deals and due diligence timelines simultaneously.
Preferred Experience Experience in real estate underwriting, acquisitions, or transaction coordination.
Familiarity with vacant land deals or development opportunities.
Experience working with title companies, brokers, and county offices.
Ability to analyze real estate comps and market data.
Nice to Have Understanding of land entitlement, zoning, and development processes.
Experience coordinating environmental reports, surveys, and feasibility checks.
Familiarity with subdivision potential and land value drivers.
