Lead Superintendent - NYC DOB Licensed Superintendent
Privately held NYC Construction Management and General Contracting company focused on residential and mixed-use projects. The firm oversees ground-up construction and large-scale renovations.
Scope of Work
$1 billion multi-phase redevelopment , involving a combination of ground-up construction, adaptive reuse, and significant infrastructure improvements. Responsibilities
Oversee daily field operations to ensure projects are delivered
on schedule and in accordance with contract documents, building codes, and safety standards . Plan, schedule, and coordinate subcontractor activities to maintain the
project critical path and overall construction timeline . Enforce
quality control, jobsite safety protocols, and subcontractor performance standards . Manage construction documentation including
RFIs, ASIs, submittals, inspections, and field reports . Proactively identify and resolve field conflicts, monitor construction progress, and manage
punch list completion . Lead
subcontractor coordination meetings , conduct regular site walks, and maintain clear communication with project stakeholders. Maintain accurate
daily reports, logs, and jobsite records
to document progress and compliance. Support
project planning, turnover/closeout processes, and post-occupancy work
as required. Qualifications
NYC DOB Licensed Superintendent
required. 10–15 years of construction superintendent experience , preferably on projects within New York City. Strong knowledge of
NYC construction trades, union labor requirements, and applicable building codes . Demonstrated leadership with excellent
communication, coordination, and organizational skills . Ability to work effectively in an
active construction environment , including walking job sites and accessing various areas of the project. The salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
