Head of Operations — Turnkey Renovations & Execution
Property Rush | Remote (US) | Open to relocating to Chattanooga in the near future
The role in one sentence Own the execution engine (turns + rehabs + vendors + weekly cadence) so the founder can get out of operations and into growth.
Why this role exists Property Rush is building the
go-to turnkey place for investors . Right now, growth is constrained by operational bandwidth. We need a strong operator to take the day‑to‑day operational load and turn it into a predictable machine.
Compensation Total annual earnings potential of
$130,000–$180,000 , including a
$90,000 base salary
plus performance‑based incentives tied directly to measurable outcomes on the role scorecard.
Your Scorecard (5 KPIs you own)
≥ 80% of Department KPIs achieved monthly
Cash flow forecast accuracy ≥ 95% (monthly)
≥ 95% of renovation projects delivered on time AND within ±5% of budget
Employee satisfaction score ≥ 90% (quarterly survey)
Owner & tenant satisfaction score ≥ 9/10
What success looks like By day 30:
you’ve installed a weekly operating rhythm and a single “source of truth” dashboard; rehab/turn status is visible and updated; vendor expectations are documented and enforced.
By day 90:
project delivery is noticeably tighter, team accountability is consistent, and fewer decisions require founder involvement.
By 6–12 months:
operations run on SOPs + cadence, KPIs are hit without heroics, and we can scale without service breaking.

What you’ll do Execution leadership
Run weekly KPI meetings (leaders show numbers + plan + commitments)
Set priorities, remove blockers, and follow through until complete
Renovations & turns
Standardize scopes, checklists, inspection gates, and handoffs
Control change orders and enforce budget discipline
Track: scope → bid → start → QC → completion → ready‑to‑lease
Vendor accountability
Build a vendor bench (primary + backup)
Implement contractor scorecards + service‑level expectations
Negotiate pricing and enforce quality standards
People & culture
Coach department leads; address performance gaps quickly
Improve role clarity, training, and employee experience
What we’re looking for
5+ years in ops leadership (property management, construction ops, field ops, home services, etc.)
Proven experience overseeing multiple rehab/turn projects concurrently
Strong vendor management (schedules, quality, budgets, communication)
Comfortable building SOPs, dashboards, and accountability rhythms
US‑based;
open
to Chattanooga relocation later (not required upfront)
