About The Role We are looking for a
highly experienced Lumber Estimator
with a proven track record in
structural framing lumber take‑offs
for residential and light commercial projects. This is
not
a generic estimating role — we are seeking candidates who have specifically estimated framing packages for:
Single‑family homes
Custom homes
Multi‑family housing (apartments, duplexes, townhomes, condominiums)
Light commercial / office space projects that require structural lumber
If you’ve worked for companies like Associated Truss & Lumber, Builders FirstSource, 84 Lumber, or other structural building material suppliers, you’ll feel right at home here.
Key Responsibilities
Perform accurate, detailed material take‑offs for structural framing lumber, sheathing, and related hardware directly from architectural and structural drawings.
Analyze residential and light commercial plans to determine material requirements and quantities.
Collaborate with procurement to finalize costs, select materials, and maintain competitive bids.
Maintain organized records of estimates, bids, and cost histories.
Coordinate with design, sales, and field teams to ensure accuracy and timely delivery of materials.
Use estimating software (PlanSwift or similar) to streamline and standardize take‑offs.
Assist in training and mentoring other estimators when needed.
Participate in client and salesperson meetings to clarify scope and ensure customer satisfaction.
Qualifications
Minimum 3 years of direct experience estimating framing lumber packages for residential or light commercial construction.
Solid knowledge of wood construction methods and local building codes.
Ability to accurately read and interpret architectural and structural plans.
Proficiency with estimating software (Trade Tek, PlanSwift, or similar preferred).
Strong mathematical, organizational, and communication skills.
Ability to work under deadlines and handle multiple bids simultaneously.
Work Schedule & Expectations
Monday – Friday, 8:00 AM – 5:00 PM
Consistently exceed turnaround expectations set by the department to ensure timely and accurate completion of take‑offs in line with project schedules.
Consistent communication with managers and team members regarding project status.
