Brief Description Uptown Fayetteville is hiring an experienced Multifamily Assistant Property Manager to join our team! Candidates must have stable work history with at least 1 full year in an APM role, preferably at a Class A community with 300+ units. Valid Driver's License required, selected candidate must undergo pre-employment background check and drug screen.

A Day in the Life of an Assistant Property Manager at SYNC Residential

Completing pre- and post- move out inspections to prepare service team for make ready process and residents for potential charges for any damages

Preparing Final Account Statements for former residents based on in-person inspections

Filing and managing eviction proceedings when necessary

Managing resident inquiries, concerns, and complaints

Contacting residents through multiple means of communication to manage rent collection and delinquency

Handling key management for scheduled vendors, site visits, and unit inspections

Assisting with management tasks as needed by the Property Manager

Processing accounting activities such as entering purchase orders and vendor invoices

Planning and participating in resident events

Walking the property to ensure lease compliance and sending our violations accordingly

Completing daily, weekly, and monthly close out reporting

Job Description Essential Duties and Responsibilities To perform this job successfully, an individual must be able to perform the following satisfactorily; other duties may be assigned. Completes accounting and bookkeeping tasks, prepares monthly close-out and financial reports, collects rent, fees, and other payments, completes bank deposits, dispositions, and account reconciliations, and uses the property management software to record, track, and report on all financial workings of the community.

Ensures the accurate and efficient completion of lease and application paperwork, and all daily activity including move-ins, move-outs, lease renewals, and notices.

Manages resident move-in and move-out processes, including handling paperwork, evaluating applicants, and explaining policies.

Maintains all account records and transactions including NSF's, rent allowances, concessions, rent increases, and other management-approved debits and credits.

Ensures timely collection of all rent by communicating with residents who are delinquent on a daily basis and through the preparation and distribution of delinquency reports.

Initiates all necessary evictions by preparing copies and forwarding all appropriate paperwork for legal evictions or other legal proceedings; ensures all evictions and legal proceedings are followed through to completion.

Conducts resident move-outs in accordance with state law and company standards.

Inspects apartments at move out, takes photos to document damages, assesses applicable charges, and completes the final account statement.

Manages collections in accordance with company policies and procedures.

Demonstrates the mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.

Assists in managing the day-to-day operation of the community, resolves customer complaints and issues, and completes financial records, documents, and reports.

Oversees and directs efforts to maximize rental income and high occupancy through sales, marketing, and customer service.

Supports and assists the Property Manager in overseeing and managing the financial and operational facets of the community.

Demonstrates an understanding of community operations and, in particular, lease terms and lease enforcement.

Maintains product knowledge of the assigned property.

Fully supports the duties of the Property Manager by becoming more familiar with each duty and completing the same as required.

Achieves occupancy, revenue, and resident retention goals by performing all activities related to leasing.

Maintains consistent and punctual attendance record.

Participates in company training and meetings as required.

Performs other reasonable duties as assigned.

Skills & Qualifications

High School diploma or GED is required

A minimum of two years of multi-family experience is required

Previous experience as a multi-family assistant manager/ bookkeeper highly highly preferred

P&L responsibility and budgetary experience

Proficiency with property management software (i.e. ResMan, Yardi, Onesite, etc.).

Strong initiative and customer service orientation

Proficiency with MS Office Suite including Word and Excel

Must work two Saturday's per month

Valid Driver's License required

Office hours MWF 9am-6pm, T/TH 9am-7pm (10am-7pm rotating shift), Saturday 10am-5pm

Summary Position Summary: The Assistant Property Manager is responsible for maintaining the financial and administrative integrity of the property and assists the Property Manager in achieving financial and operational goals. Essential responsibilities include rent collections and deposits, late fees, delinquency, eviction, and collections management, account reconciliations, month-end, and financial reporting, and prospect, applicant, and resident relations. This position requires excellent skills in the management and motivation of people, the ability to communicate effectively with residents, prospects and vendors, and to present a positive professional image.
