To better support our Finance Department and the anticipated doubling of our portfolio over the next few years, Westcore is looking for a well rounded Portfolio Performance Analyst. Position Summary
This position will focus on aspects related to real estate portfolio performance and reporting to enhance our Company KPI's and support capital fundraising. This includes providing investment analysis and valuations of currently owned properties to asset management, leading the budget and reforecast process, managing Power BI dashboards, maintaining cash flow models for company assets, and preparing investor reports on the performance of each fund for our capital partners. The ideal candidate will have a strong analytical and quantitative background, as well as polished written and verbal communication skills, with a desire to develop their expertise in real estate finance. Core Roles & Responsibilities
Enhance Power BI dashboards and KPI reporting to deliver actionable insights for asset management, leasing, and finance; partner with executive and operations teams to define performance and analytical frameworks. Support our capital fundraising efforts by translating data into marketing materials. This includes completing Due Diligence Questionnaires (DDQs), Requests for Proposals (RFPs), and pitch deck enhancements with precise, up-to-date performance stats (ex. Gross/Net IRR, Equity Multiples, Case Studies) Produce historical performance analysis to understand why an asset or fund succeeded (ie cash flow vs yield effect). Turn historical data into a compelling institutional-grade narrative for potential investors. Provide financial modeling on how a current portfolio or fund would perform under different interest rate and economic environments or exit cap rate scenarios. Primary Duties
Maintain and enhance existing Power BI dashboards for asset management, leasing, and financial reporting, and design new interactive visualizations and reports that deliver actionable insights to stakeholders Transition historical spreadsheets of asset performance into a centralized database in support of our capital fundraising efforts. Provide support for quarterly valuation models of company assets using discounted cash flow models and Argus. Provide operations team internal reporting and resources that provide useful transparency on property level assumptions and performance Support the preparation of investor reports to our capital partners, which include monthly and quarterly deliverables as well as board level material Prepare the executive team with a portfolio snapshot and a monthly dashboard of properties for each venture Update property cash flows in Argus to help inform how strategic decisions impact the business plan Assist in the onboarding of new acquisitions into asset management by preparing property level reporting to the operations team Track historical performance of assets, updating financial models and presenting findings and KPI's to the executive team, and make recommendations on maximizing returns Desired Skills and Experience
BA/BS degree in Finance, Real Estate, Economics, Math, or any related quantitative field Graduate degree, CFA, or CPA is preferred Highly proficient in Power BI and Excel Experience in Argus Enterprise and Yardi Voyager is preferred. 3+ years of commercial real estate, investment management, and financial analysis experience.
