
Commercial Asset Manager

Objective: The Asset Manager for Commercial Properties is responsible for the comprehensive oversight and performance of a portfolio of client-owned assets. This role ensures the achievement of financial objectives, including Net Operating Income (NOI) targets, by managing operational budgets, monitoring revenue stream, and proactively identifying opportunities to maximize asset value. The Asset Manager acts as the primary liaison between property owners, tenant and vendors, ensuring exceptional customer service and tenant satisfaction.
Primary Responsibilities:
Guide the team in shaping and achieving the strategic vision and objectives for the division.
Oversee facility managers by offering leadership, guidance and professional development opportunities.
Encourage and strengthen the culture focused on collaboration, innovation and ongoing improvement.
Direct and oversee all aspects of assigned commercial properties to ensure optimal asset performance and adherence to client goals.
Develop, implement, and monitor annual operating and capital budgets. Track financial performance and work collaboratively with accounting to provide monthly reporting to owners.
Manage, in conjunction with accounting, rent collection, ensuring timely payments and addressing delinquencies, as needed.
Oversee Common Area Maintenance (CAM) reconciliation and ensure accuracy in expense allocation and tenant billing.
Supervise facility managers to maintain site appearance, preventative maintenance, safety and operational excellence.
Build and maintain strong relationships with tenants, fostering positive communication and resolving issues promptly to ensure high tenant satisfaction and retention.
Serve as the main point of contact for property owners, providing transparent updates, strategic recommendations, and responsive service.
Lead capital planning initiatives, oversee project execution, and monitor asset improvement projects to enhance property value.
Identify and address legal or lease compliance issues, collaborating with legal counsel when necessary to mitigate risk and protect client interests.
Build strong professional relationships with team members, owners, key decision makers, and vendors.
Anticipate client needs and threats and strive to reach the needs by working with the clients and your team.
Responsible for communicating proactively with all areas of TLC business to ensure awareness of all active and potential issues.
Administer property management agreements with the client.
Establish and maintain collaborative working relationships between departments, with coworkers and with other members of the team.
Engage in industry events, and groups, to expand professional networks and stay informed on best practices.
Maintain adherence to all regulatory, environmental, and safety requirements.
Ensure team is following policies and procedures in the process of account management.
Maintain complete and organized files for each account and document files regularly for future reference.
Maintain regular and predictable attendance.
Maintain a neat and professional appearance at all times.
Education/Experience /Requirements:
Bachelors Degree in related field required; Masters degree preferred Minimum 5 years successful experience as a business-to-business account manager where building and maintain strong relationship is key Minimum 3 years successful commercial property management or project management experience A Real Estate License is preferred at the time of hire; however, candidates who do not possess one will be required to obtain one. Coursework, certifications and/or license in real estate is preferred (CSM, CPM, RPA) Strong knowledge of operational budgeting, CAM reconciliations, rent collection process, and capital planning. Excellent communication, relationship-building, and leadership skills. Ability to oversee legal matters, insurance claims and negotiate contracts. Knowledge, Skills and Abilities:
Ability to read and understand large budgets Ability to work independently as a project leader and as a team member required Ability to exercise judgment and discretion in critical business situations is required Ability to relate well with others in various settings (phone, email, in person, etc…) Must be able to present ideas in a clear, understandable and organized manner Ability to negotiate, persuade, and modify opinion in order to reach the goals/objectives of the client and the company Knowledge of commercial real estate including a broad understanding of finance, leasing, legal, marketing, construction and other tenant relations requirements of property management Ability to work well with multiple priorities Proven strong written and verbal communication skills required Positive and innovative approach to problem solving
