Job Description Summary The Assistant Property Manager is responsible for maintaining our communities to a market‑ready standard, ensuring a high level of service at all times. They also build and motivate high‑performing teams to maximize property performance.

Job Description Essential Job Duties:

Ensuring the smooth running of our community in a fast‑paced environment.

Assist the Property Manager with overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.

Assist the Property Manager in providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability.

Complete lease/renewal paperwork to ensure compliance with company standards.

Track and evaluate advertising and all client traffic.

Assist the team by maintaining and modeling the Cushman & Wakefield mission.

Assist the Property Manager with day‑to‑day operations of the entire on‑site team, ensuring that all policies and procedures are followed.

Maintain effective on‑site staff through interviewing, hiring, and coaching as needed.

Maintain residents' files in accordance with company standards.

Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow‑up.

Manage and maintain all aspects of the overall community budget and finances.

Work with leasing staff to ensure that leasing/marketing goals are met.

Competencies

Effective communication and customer service skills.

Computer literate, including Microsoft Office Suite and internet navigation skills.

General office, bookkeeping, and sales skills and excellent oral and written communication skills.

Determine leasing opportunities for staff and work on goal setting – improving performance of each staff member.

Supervise day‑to‑day operations of the team, ensuring that all C&W policies and procedures are followed.

Work with leasing staff to ensure that leasing/marketing goals are met.

Be able to manage a team.

Perform any other related duties as required or assigned.

Education

Bachelor’s Degree preferred

High School Diploma, GED, Technical or Vocational school required

Experience

3+ years of Property Management experience

1+ year of Management experience

Work Environment This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel between properties in varying weather conditions.

Physical Demands The employee may need to stand and walk for extended periods, ascend and descend staircases, ladders, and step stools, travel outside between buildings in varying outdoor weather conditions. The employee may also be required to remain stationary for 85% of the time, operate office machinery, lift up to 25 pounds occasionally or frequently, and travel up to 15% of the time.

Compensation $28.90 - $34.00 per hour
