Job Description ESSENTIAL JOB DUTIES:
Ensuring the smooth running of our community in a fast‑paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards.
Track and evaluate advertising and all client traffic.
Developing, mentoring, leading, and managing a high‑performing, cohesive team—leasing, customer service, maintenance, and management personnel—to maximize engagement and minimize turnover.
Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
Supervise day‑to‑day operations of the entire on‑site team, ensuring all policies and procedures are followed.
Maintain effective on‑site staff through interviewing, hiring, and coaching as necessary.
Maintain residents’ files in accordance with company standards.
Maintain a positive living environment for residents through prompt conflict resolution and consistent follow‑up.
Manage and maintain all aspects of overall community budget and finances.
Work with leasing staff to ensure leasing/marketing goals are being met.
Competencies
Effective communication and customer service skills.
Computer literate, including Microsoft Office Suite and internet navigation skills.
General office, bookkeeping, and sales skills with excellent oral and written communication.
Determine leasing opportunities for staff and work on goal setting to improve performance of each staff member.
Supervise day‑to‑day operations of the team, ensuring all C&W policies and procedures are followed.
Work with leasing staff to ensure leasing/marketing goals are being met.
Be able to manage a team.
Perform any other related duties as required or assigned.
Important Education
Bachelor’s Degree preferable.
Real Estate License preferable.
Important Experience
3+ years of Property Management experience.
3+ years of Management experience.
Work Environment This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regular travel is required.
Physical Demands The employee may need to stand and walk for extended periods, ascend and descend staircases, ladders, and/or step stools, and travel between buildings in varying outdoor weather conditions. They may remain stationary (sit or stand) for 85% of the time and operate office machinery regularly. Travel up to 15% of the time; exert up to 25 pounds occasionally or frequently to lift, carry, push, pull, or move objects.
