About the Company EqualAccess is partnering with a well-established and community-focused affordable housing provider operating across the Bronx, Brooklyn, and Manhattan. Our client develops and manages a diverse portfolio of multifamily rental properties supported by various housing programs including LIHTC, HOME, and project-based voucher (PBV) initiatives. As their portfolio grows, they are seeking a mission-aligned professional to support leasing and applicant outreach for new and renovated housing developments.
Position Summary We are seeking a Leasing Specialist to support all phases of the leasing process for income-restricted properties — from applicant outreach through lease execution, orientation, and ongoing re-rental activity. This role combines traditional leasing with affordable housing compliance and lottery/lease-up responsibilities. The ideal candidate is detail-oriented, comfortable working within regulatory guidelines, and confident engaging with diverse applicant communities. This is a tenant-facing, on-site role reporting to the Leasing Manager.
Key Responsibilities Leasing, Outreach & Re-Rentals
Execute marketing plans tailored to affordable housing programs (LIHTC, PBV, senior housing, etc.)
Prepare and maintain property-specific leasing and marketing materials
Promote available units through digital platforms, ILS, and community outreach
Manage re-rental activity, including unit turnover, re-listing, and leasing of vacant apartments
Coordinate with property management and maintenance teams to minimize vacancy loss
Show apartments and support lease-up efforts
Conduct new resident orientation post lease signing
Compliance & Applicant Processing
Screen applicants and complete income eligibility assessments in line with program guidelines
Process and maintain applicant files in compliance with LIHTC, DHCR, HOME, Section 8, and other regulations
Manage lottery and waitlist applicants in accordance with regulatory requirements
Support annual and interim recertifications as needed
Ensure all leasing files are complete, accurate, and audit-ready
Reporting & Performance Tracking
Monitor market trends, comps, and leasing activity to support occupancy goals
Track marketing effectiveness and applicant flow
Assist with vacancy, rent roll, and compliance reporting
Qualifications
2+ years of affordable housing leasing experience required
Strong knowledge of LIHTC, Section 8, PBV, and/or other income-restricted programs
LIHTC certification or training preferred
Experience with RealPage or similar property management systems
Proficient in Microsoft Office (Excel, Word, Outlook)
Strong communication, organization, and problem-solving skills
Ability to manage high-volume, process-driven work in a fast-paced environment
Bilingual (English/Spanish) preferred
