Leasing Professional (Part-Time) - Greenwood at Katy Greystar is a leading, fully integrated global real estate platform offering expertise in property management, investment management, development, and construction services in institutional-quality rental housing. This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Job Description Essential Responsibilities:
Perform sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showings, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
Inspect apartments prior to move-in to ensure readiness and coordinate follow-up with maintenance for any items.
Stay informed about market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy; follow policies related to concessions and programs to boost occupancy.
Design and execute marketing activities to drive traffic, including referral programs, employer outreach, internet marketing tools, and other community plans.
Use on-site property management software to track availability, traffic, leasing activities, data, and resident information.
Ensure show units meet company standards by inspecting marketing corridors, communicating maintenance needs, and preparing the leasing office daily.
Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions.
Support lease renewal program by preparing renewal letters/packages, meeting with renewing residents, and ensuring timely execution of renewal documents.
Respond promptly and courteously to resident and owner concerns and relay requests to the appropriate team members.
Required Licenses Or Certifications
Incumbents must have all licenses and/or certifications as required by state and local jurisdictions.
Incumbents must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Occasional travel may be required to assist other properties or attend training; flexible schedule including evenings, weekends, and holidays.
Hourly range: $15.50 - $18.50
Additional Compensation
Corporate Positions: May be eligible for a quarterly or annual bonus based on performance.
Onsite Property Positions: May be eligible for weekly, monthly, or quarterly bonus programs.
