We’re building the construction function from the ground up—and we need a Construction Director who can own it. That means leading a $5–10M annual construction program across multiple states, building the systems and vendor relationships that make it run, and ensuring the onsite teams executing the work are trained, accountable, and following our standards every day. You’ll manage through others, partner with Asset Management on capital planning, coordinate closely with Regional Property Managers on unit prioritization and market insights, and report directly to the Head of Property Management. The Role
You’ll own the construction and maintenance operations function across the portfolio. Construction & Capital Project Delivery Lead $5–10M of active construction and value-add projects simultaneously across multiple markets Partner with Asset Management on capital planning, value-add underwriting, and project-level pro formas—this is a true capital planning partnership, not just execution (Build to Last) Coordinate with Regional Property Managers to prioritize unit turns and renovations based on market demand, resident feedback, and what will drive rents Ensure construction decisions align with the long-term investment strategy and asset-level business plans—every dollar spent should serve the 10-year hold Build and own a portfolio-wide vendor strategy—this means developing a vetted bench of contractors, subcontractors, and suppliers that delivers consistent quality and pricing at scale across all markets Run full RFQ/RFP processes, negotiate contracts, and manage consultant and vendor selection Training, SOPs & Team Accountability
Responsible for making sure the people doing the work know how to do it right—and that they’re doing it right consistently. Spend regular time onsite with maintenance and construction teams—coaching, demonstrating proper techniques, and reinforcing standards (Growth Mindset) Develop, implement, and enforce standard operating procedures for maintenance and construction activities across the portfolio Set and maintain clear expectations for onsite team performance, quality of work, and professionalism Build the team beneath you—hire, onboard, develop, and retain field and office staff as the portfolio grows Conduct regular performance evaluations and address underperformance directly and promptly (High Integrity) Maintenance & Facilities Oversight Design and implement preventative maintenance programs and facilities standards across all properties Ensure maintenance operations protect long-term asset value—we don’t cut corners on the things that matter (Build to Last) Monitor work order completion, response times, and quality across the portfolio Maintain detailed, organized records for every project—scopes, contracts, change orders, invoices, warranties, and close-out documentation manage construction and maintenance budgets with discipline and transparency Keep reporting systems up to date, giving leadership real-time visibility into project status, budget variance, and risk Be proficient and comfortable with technology—Excel, Google Sheets, project management platforms, and digital documentation are how you operate day-to-day Communicate clearly at every level—field crews, ownership, lenders, and government agencies Travel
This is a field-forward role. The majority of your time will be spent across our properties in the Southeast, with regular travel between markets required. You should expect to be onsite multiple times per week—walking units, meeting with teams, inspecting work, and training staff. Flexibility for remote work exists on planning and administrative days, but presence on the ground is how this role creates impact. Who You Are
You anticipate problems rather than react to them. You’re organized, your records are clean, and you take pride in running a tight operation (Discipline). You’re not looking for a desk job—you want to be out on properties, building something that lasts. 5+ years managing construction on multifamily or commercial real estate projects, with at least 3 years in a multi-project, multi-market leadership capacity ~ Demonstrated track record delivering capital projects on time and on budget—you can speak to specific projects, scopes, and outcomes ~ Experience partnering with asset management, ownership, or investment teams on capital planning and value-add execution ~ Proven experience training and developing field teams—you’ve built people up, not just managed them ~ Background in workforce or affordable housing is a plus; You’ve built or significantly improved construction operations—vendor programs, SOPs, reporting systems, documentation standards, maintenance protocols You manage through others and hold your team accountable—you’re hands-on as a coach and demonstrator, not as the person doing the daily maintenance work Proficient with Excel, Google Sheets, and project management platforms (Procore experience is a plus) Comfortable with digital documentation and reporting—you keep clean records and expect the same from your team Strong written and verbal communication skills across all audiences—field crews, ownership, lenders, and agencies Compensation & Structure $100,000–$120,000 base salary commensurate with experience, plus full benefits. This is a full-time, field-forward role based in Birmingham, AL with regular travel across the Southeast portfolio.
