A successful and growing vertically integrated commercial office focused real estate firm is seeking a Construction Manager/ Owner Representative to oversee the full lifecycle of complex Tenant Improvement and Capital Projects in New York City. This role requires an expert liaison capable of coordinating architects, engineers, contractors, and building staff to ensure seamless execution. The ideal professional is highly knowledgeable in NYC DOB compliance, building codes, and financial oversight, who can proactively monitor schedules and critically approve budgets. Success is defined by the ability to manage all project phases, from scope definition to final closeout, while expertly facilitating tenant buildouts and maintaining strong stakeholder relationships. Job Description: Project Manager, Tenant Improvements & Capital Projects (NYC) Responsibilities: Drive tenant improvement and capital projects from initial planning and scope definition through budgeting, scheduling, bid package development, contract negotiation, and final closeout. Serve as the primary liaison, coordinating the efforts of architects, engineers, external contractors, and internal building staff to ensure project alignment and execution. Manage the full lifecycle of New York City Department of Buildings (NYC DOB) permits and filings. Ensure all projects strictly adhere to the NYC Building Code, ADA requirements, and building-specific standards. Proactively monitor construction progress, project schedules, and budgets. Critically review and approve contractor invoices, pay applications, and change orders. Facilitate tenant buildouts to ensure timely completion, adherence to lease obligations, and smooth move-in schedules. Act as a skilled communicator and relationship manager for a diverse group of tenants. Manage landlord work and oversee tenant contractor activity within the building. Assist the property management team with building inspections, preventative maintenance planning, and capital repair project identification/management. Maintain comprehensive project documentation and deliver concise progress reports and updates to management. Qualifications Minimum of 5 years of dedicated experience managing commercial construction or complex tenant improvement projects, specifically within the New York City market. Proven experience as an Owner's Representative, Construction Manager, or Project Manager. Extensive experience successfully managing contractors, controlling budgets, and adhering to strict project schedules. Strong, demonstrated knowledge of NYC DOB permitting, filing processes, and local building codes. Proficiency in reading and interpreting architectural and MEP (Mechanical, Electrical, Plumbing) drawings. Familiarity with commercial lease construction obligations and tenant work letters is required. OSHA 30 certification is mandatory. Experience with Manhattan office buildings is highly preferred. Previous exposure to property management or general building operations is a plus. Compensation Salary (Commensurate with experience level): $140,000 – 160,000 plus bonus, comprehensive health benefits and other valuable perks.
