Leading real‑estate platform Greystar is looking for a Leasing Professional to coordinate the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue and resident retention goals at Ascend Morganton Park.

Essential Responsibilities

Perform all sales and leasing activities to reach community revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screenings and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and schedule any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions and develop and implement short‑ and long‑term marketing plans to sustain occupancy.

Design and execute marketing activities that create traffic to the community, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, other sites), and program‑specific promotions.

Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure that the community and show units meet company standards for show quality by inspecting marketing corridor, communicating with maintenance, merchandising, and preparing the leasing office for daily activities.

Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards or telephone calls.

Execute lease‑renewal program activities: prepare lease‑renewal letters and packages, meet with renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time.

Respond promptly and courteously to resident and client/owner concerns, taking appropriate action to solve problems and document requests to the relevant individual(s).

Required Licenses or Certifications

All licenses and/or certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.

Travel may be required – including training, meetings, or assistance to other properties.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation Hourly range: $17.00 – $19.00. In addition, potential eligibility for quarterly or annual bonus programs (corporate positions) or weekly/monthly/quarterly bonus programs (on‑site positions).
