Job Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident‑retention goals. The role performs all leasing activities, maintains resident satisfaction, and promotes lease renewals.
Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, and facilitating move‑in.
Inspect apartments prior to move‑in to ensure they are ready and coordinate any pending work with the maintenance team.
Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans to sustain occupancy.
Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing using Craigslist, Facebook, e‑mail, and other sites.
Use the property‑management software (e.g., OneSite, Yardi) to track availability, record leasing activities, manage resident and prospect data, and capture demographic information.
Ensure the community and show units meet staff standards by inspecting corridors, maintaining upkeep, merchandising, and preparing the leasing office for daily activities.
Follow up with prospects and new residents via e‑mail, thank‑you notes, and telephone calls to confirm decisions.
Support the lease‑renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring timely execution of renewal documents.
Respond promptly and courteously to resident and client/owner concerns and questions, taking action to resolve problems.
Qualifications
1–2 years of leasing experience required; familiarity with RentCafe or similar CRM preferred.
Valid driver’s license to operate a golf cart on property.
Must possess all licenses and certifications required by state and local jurisdictions.
Physical Demands
Stand, walk, sit, climb ladders, reach, carry, and crawl in confined areas for extended periods.
Work in all weather conditions.
Push, pull, lift, or carry weights up to 25 pounds independently, and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule that may require evening, weekend, or holiday hours, including on‑call duties.
Compensation The base salary range for this position is $20.00 – $21.00 per hour (San Diego, CA). Additional compensation may include eligibility for quarterly or annual bonuses, weekly, monthly, or quarterly bonus programs, and other performance‑based incentives.
