Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, perform credit screening and background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing.

Inspect apartments prior to move‑in to confirm they are move‑in ready and schedule any outstanding maintenance items.

Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals; follow community policies on concessions and specials.

Design and execute marketing activities to drive traffic: resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and other community‑specific plans and special programs.

Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards for show quality, daily inspect marketing corridor and leasing tours, communicate maintenance needs, merchandising, and prepare the leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction: send e‑mail, thank‑you notes, cards, or make telephone calls to finalize lease decisions and renewals.

Support the lease renewal program: prepare renewal letters and packages, meet with renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time.

Respond quickly and courteously to resident, client, and owner concerns and questions; take prompt action to solve problems and convey requests to the appropriate individuals.

Required Licenses or Certifications

All licenses and certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and up to 50 lbs with assistance.

Rare or regular travel may be required for training, business meetings, or assisting other properties.

Work a flexible schedule, including evening, weekend, and holiday call‑outs.

Additional Compensation

Corporate positions: eligible for quarterly or annual bonus programs based on individual and company performance.

Onsite property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
