Job Description Summary This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring smooth resident move‑in and lease signing.
Inspect apartments prior to move‑in, ensuring they are ready and schedule maintenance as needed.
Stay informed about market and competitor conditions, develop and implement marketing plans, and adhere to community policies on concessions and specials.
Design and execute marketing activities to drive traffic to the community, including referral and employer outreach and internet marketing tools.
Use on‑site property management software to track availability, record traffic, manage data, and capture resident information.
Ensure show units meet quality standards, inspect marketing corridors, and prepare leasing office for daily activities.
Follow up with prospects and residents to ensure satisfaction via email, thank‑you notes, cards, or phone calls.
Support lease renewal program by preparing renewal letters, contacting residents, and ensuring timely documentation.
Respond quickly and courteously to resident and client/owner concerns and take prompt action to resolve issues.
Required Licenses / Certifications
All required state and local licenses and certifications.
Valid driver's license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work in all weather conditions.
Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including evening, weekend, and holiday on‑call duties.
Hourly rate: $17.00 – $19.00.
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus based on performance.
On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonuses.
