Property Operations & Team Leadership
Lead day‑to‑day property operations, maintenance, and inspections across the portfolio.
Supervise on‑site teams and third‑party service providers to ensure service quality, compliance, and operational efficiency.
Manage parking operations, building signage programs, and tenant operational compliance.
Coordinate closely with engineering and service partners to ensure preventative maintenance and timely resolution of issues.
Tenant, Vendor & Construction Coordination
Serve as the primary point of contact for tenants and vendors, fostering strong, customer‑centric relationships.
Coordinate tenant communications, events, sustainability initiatives, and move‑ins.
Represent Asset Management in tenant improvement and retail construction projects; coordinate with construction teams to ensure work letters, schedules, and contracts are executed, supporting timely occupancy and revenue recognition.
Conduct regular property inspections, vendor performance reviews, and operational meetings.
Financial, Lease & CAM Administration
Prepare and manage operating budgets, reforecasts, and operational reporting; track expenses against budgets and purchase orders.
Review invoices, accruals, and monthly financials; support month‑end close, variance analysis, and general ledger review.
Oversee CAM estimates, recoveries, billbacks, and reconciliations, ensuring accuracy, timely tenant communication, and proper record retention.
Maintain accurate lease, CAM, and space data in Yardi, including abstracts, stacking plans, and options.
Support lease renewals, vacancy marketing, move‑ins, and space accounting; administer rent adjustments, operating expense reconciliations, letters of credit, square footage changes, and Right of Entry/License agreements.
Risk Management, Insurance & Compliance
Coordinate timely tenant and vendor insurance submissions and renewals.
Support emergency preparedness through drills, simulations, and coordination with tenant emergency procedures.
Manage incident communications, reporting, and documentation in coordination with the Crisis Management Team.
Ensure buildings, records, and operations remain compliant with corporate policies and regulatory requirements.
Qualifications
Minimum 4 years of commercial property management experience
Strong accounting, budgeting, and analytical skills
Proficiency in Yardi and Microsoft Excel
Excellent communication and organizational skills
CPM or RPA certification preferred; Bachelor’s degree strongly preferred
Minimum 5 year experience in commercial property management (up from 4)
Strong comprehension of Leases and Contracts
What We Offer At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $98,000 and $116,500, and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
