A private family is seeking a hands‑on, resourceful, and detail‑oriented Property Manager to oversee the daily operations, maintenance, and long‑term performance of a portfolio of high‑end residential properties. Based in Bentonville, Arkansas, this role blends proactive property oversight, vendor and contractor coordination, technical troubleshooting, and hands‑on maintenance.

You will work closely with the Director of Property Management and the local property team to ensure each residence operates efficiently, adapts to evolving household needs, and supports a high‑functioning, collaborative environment. This role requires a “no task too big or too small” mentality, a strong service ethic, and a proactive, team‑oriented approach.

Occasional travel to support properties outside Arkansas is expected (up to 10%).

Key Responsibilities Drive Property Excellence

Oversee daily upkeep, preventive maintenance, and long‑term asset health for all Arkansas residences, ensuring efficient operations and presentation to family standards.

Build and maintain checklists and schedules so all systems and equipment are properly serviced and operating correctly.

Support events through planning, physical preparation, and onsite coordination.

Provide remote support for out‑of‑state properties as needed.

Identify, vet, hire, and manage trusted vendors and service providers. Oversee scheduling, quality control, and timely completion of all vendor work.

Manage landscape maintenance, tree health, irrigation, and related outdoor projects.

Hands‑On Maintenance & Problem Solving

Act as the onsite eyes and ears with regular rounds to proactively spot and address maintenance needs.

Diagnose and resolve issues across HVAC, electrical, plumbing, irrigation, lighting, generators, and related systems, escalating to specialists when needed.

Perform hands‑on tasks such as minor repairs, light exterior maintenance and pest control, and assembly and upkeep of furniture and equipment.

Maintain household vehicles and UTVs including fueling, detailing, coordinating service and repairs, and relocation when required.

Care for exterior areas and structures by cleaning patios and walkways and inspecting and maintaining fountains, gutters, and outdoor fixtures.

Provide general support including trash and recycling, errands, small event setup and cleanup, heavy lifting or moving, and humane wildlife mitigation to keep properties safe.

Project Management

Lead onsite execution of renovations, upgrades, and new construction.

Manage multiple communication platforms and prioritize requests quickly.

Manage projects end to end, including scope, budgets, timelines, contractor performance, risk mitigation. Proactively provide updates to the Director of Property Management.

Triage requests across multiple communication platforms and drive resolution, handling unique work from specialty repairs to major system upgrades with a solution‑focused mindset.

Technology & Property Systems Oversight

Use and learn property management software and tools to track systems, maintenance schedules, and property performance.

Monitor, evaluate, and update systems proactively to prevent issues before they arise.

Collaborate with the Director of Property Management to develop preventive maintenance schedules and documentation protocols.

Qualifications

5+ years of experience in property or estate management, high‑service hospitality, facilities operations, or construction management (preferably for high‑net‑worth families).

Strong working knowledge of home systems: HVAC, plumbing, electrical, mechanical, lighting, generators, irrigation.

Solid understanding of landscape care and seasonal maintenance; landscape design or horticultural knowledge is a plus.

Demonstrated experience managing renovation or construction projects.

Proficient with power tools (skill saw, drill, impact driver, oscillating tools, pressure washer, etc.).

OSHA certifications are a plus.

Proficient with technology and property management systems.

Able to lift up to 50 lbs and perform hands‑on maintenance tasks.

Able to travel up to 10%.
