Job Description Summary
The position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Main duties include leasing activities, resident satisfaction throughout the lease term, and securing lease renewals.
Key Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, conducting credit and background checks, preparing leases and move‑in packages, and ensuring smooth move‑in and lease signing.
Inspect apartments before resident move‑in and ensure they are in move‑in ready condition; schedule any pending maintenance items.
Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy; follow community policies related to concessions, specials, and other programs.
Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs and internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure that community, show units, and leasing office meet company standards for show quality; daily inspect marketing corridor and leasing tour; communicate maintenance needs; prepare leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, telephone calls, or other contacts to finalize decisions on lease or renewal.
Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.
Respond promptly and courteously to resident and client/owner concerns, questions, and requests; document and convey issues to appropriate individuals.
Required Licenses or Certifications
Must hold all licenses and/or certifications required by state and local jurisdictions.
Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Ability to work inside and outside in all weather conditions.
Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other necessary situations.
Flexibility to work a schedule that includes evenings, weekends, and holidays.
Compensation Hourly pay range: $24.00 – $26.00/hr (Los Angeles, CA).
Additional Compensation:
Corporate positions may receive quarterly or annual bonuses based on individual and company performance. Onsite property positions may receive weekly, monthly, and/or quarterly bonuses.
