We are seeking a highly experienced, self‑sufficient, and motivated Property Manager to oversee the daily operations of our community. This individual will be a strong leader capable of driving occupancy, managing financial performance, and delivering outstanding resident service while protecting and enhancing the value of the property.
This role oversees leasing, resident relations, financial management, and maintenance coordination.
Property Operations
Oversee day-to-day operations of a 500+ unit community
Conduct regular property inspections to ensure quality standards
Coordinate maintenance requests and manage vendor relationships
Ensure the property remains clean, safe, and well‑maintained
Leasing & Marketing
Market available units through online platforms and local outreach
Develop and execute strategies to attract qualified residents and reduce vacancy
Conduct property tours and respond to leasing inquiries
Process applications and execute lease agreements
Maintain strong occupancy levels
Resident Relations
Serve as the primary point of contact for residents
Address concerns and resolve issues promptly and professionally
Enforce community policies and lease terms
Foster a positive and engaging community environment
Plan and coordinate resident events
Financial Management
Oversee rent collection and community fees
Monitor delinquent accounts and enforce collection procedures
Support budgeting and expense control initiatives
Compliance
Ensure compliance with
Wisconsin landlord‑tenant laws
and Fair Housing regulations
Maintain accurate resident records and lease documentation
Qualifications
5+ years of property management experience preferred
Experience managing large-scale communities (300+ units preferred, 500+ strongly desired)
Strong leadership, organizational, and communication skills
Knowledge of Wisconsin landlord‑tenant laws and Fair Housing regulations
Ability to manage multiple priorities in a fast‑paced environment
Experience with property management software
Preferred Qualifications
Experience managing multifamily communities
Bilingual (English/Spanish) preferred
CAM or Real Estate License (if applicable)
