
Realty Specialist.

Responsibilities
Serve on teams for Civil or Military Branch real‑estate acquisition projects.
Acquire fee and lesser estate properties for federal infrastructure initiatives, including public domain, state, private, residential, commercial, and industrial lands.
Collect and analyze data: ownership records, cadastral maps, legal descriptions, appraisals, and related documents.
Draft and process purchase or lease options for Military Service recruitment.
Negotiate with governmental agencies, private entities, and other stakeholders, including unconventional demands or leases without precedent, and negotiate build‐out or other terms.
Issue real‑estate instruments for federal real property use.
Conduct compliance inspections of properties under Corps of Engineers control and at military installations to ensure adherence to federal standards.
Inspect premises for fee‑owner property slated for GSA disposal and certify information obtained from records.
Requirements
Trial or probationary period may be required following agency policy.
Temporary Duty (TDY) or business travel of up to 5% of the time.
One‑year probationary period may be required.
Qualifications
GS‑05 General Experience : Three years progressively responsible experience (including at least one year equivalent to GS‑04) related to real‑estate correspondence, documents, transaction assistance, or related administrative tasks; or four years of undergraduate education.
GS‑07 Specialized Experience : One year specialized experience in real‑estate policy, procedures, or documentation; or one year graduate education in a relevant field; or superior academic achievement as described.
GS‑09 Specialized Experience : One year specialized experience in real‑estate negotiations, transaction support, or document preparation; or a master’s or equivalent graduate degree in a relevant field.
Initial appointment may be at GS‑05, GS‑07, or GS‑09; performance grade is GS‑11.
Recent graduates may be appointed under tax‑free or competitive service provision if education completed within 9 months of appointment.
