Digital Marketing Specialist

Job Summary Digital Marketing Specialist will manage content syndication for lead generation, develop, manage, and optimize integrated paid digital marketing campaigns, oversee outbound demand generation (third party syndication, programmatic display, paid search, and other channels) to maximize lead conversion. Generate periodic reporting for campaign performance, enhance listing visibility, continuously refine strategy, and optimize KPIs. Requires strong writing, attention to detail, and ability to work efficiently in a fast‑paced environment. Supports company initiatives by collaborating with sales team and operations.

Duties and Responsibilities

Partner with cross‑functional teams and external agencies to develop, manage, and optimize integrated paid digital marketing campaigns for all outbound demand generation.

Collect feedback from leasing teams to optimize campaigns and identify new opportunities for high‑quality leads across portfolio.

Identify and communicate opportunities for strategic improvement.

Manage requests to support marketing content syndication.

Assist in the monthly marketing advertising campaign planning and forecasting process, ensuring programs are executed and funds allocated to maximize program ROI and meet occupancy/leasing goals.

Produce weekly and monthly tracking reports to provide visibility into campaign performance and analyze competitive and industry data to refine strategy.

Identify syndication issues, collaborate with third‑party vendors to resolve them, and provide oversight until resolution.

Audit online listings of homes, ensuring accuracy and consistency across third‑party platforms.

Monitor and analyze listing performance, providing strategic recommendations to drive higher lead traffic.

Use HubSpot CRM to plan and launch targeted email and SMS campaigns.

Manage and publish content across social media platforms, monitor engagement, respond to notifications, and maintain consistent presence in relevant Facebook groups.

Support HR initiatives by assisting with internal corporate communications and managing social media engagement.

Monitor and respond to online reviews across multiple platforms, escalating trends when necessary, and executing review generation campaigns.

Comply with company standards, fair housing rules, and applicable laws.

Perform other duties as assigned.

Qualifications

Strong understanding of digital marketing channels: paid search, internet listing services, SEO, Google Analytics, email campaigns, social media, video, programmatic display advertising.

Strong writing and editing skills.

Working knowledge of marketing and sales principles.

Excellent analytical and project management skills.

Strong quantitative and problem‑solving skills.

Understanding of basic real estate and/or property management processes.

Proficient computer skills with Microsoft Outlook, Word, Excel.

Knowledge of Federal Fair Housing laws and applicable local housing provisions.

Education and Experience

Minimum high school diploma; bachelor’s degree in marketing, communications, or related field preferred.

Lead generation experience.

Demonstrable experience designing and implementing successful digital marketing campaigns.

Ability to demonstrate writing and editing abilities.

Track record of prioritizing multiple initiatives with rapid execution and sense of urgency.

Experience with Microsoft Outlook, Excel, Word, and property operating software.

Experience in real estate, property management, or related field is a plus.
