Leasing Consultant

Leasing Consultant Salary: $21 to $23 per hour + bonus opportunities Schedule: Saturdays & Sundays required + 3 weekdays with 2 days off mid‑week

Responsibilities

Coordinate all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals.

Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.

Focus on the needs of others by listening, understanding, and showing empathy and respect.

Generate and handle traffic; qualify prospective residents, lease apartments, prepare lease documentation, complete move‑in paperwork and processes.

Ensure model apartments are in touring condition.

Orient prospective and current residents to the property; process renewal paperwork and deliver documentation on a monthly basis.

Maintain accurate records of traffic activity by entering information into the computer.

Follow up with prospective residents via phone, mail, or email, converting traffic into scheduled appointments.

Inspect apartments prior to move‑ins and coordinate move‑in/out needs and schedules with maintenance.

Create and maintain confidential resident files, including reviewing move‑in paperwork with new residents.

Complete weekly leasing reports accurately and on time.

Perform all open and close procedures daily.

Assist with ongoing resident relations throughout tenancy by ensuring prompt and accurate responses to requests.

Shop for competitive properties and inspect buildings and grounds for safety and cleanliness, notifying maintenance as needed.

Process work order requests for residents and ensure timely completion.

Provide clerical support such as answering calls, filing, and processing property invoices as needed.

Assist with planning and implementing resident activities to increase retention.

Comply with company policies, health and safety rules, and applicable local, state, and federal laws.

Perform other duties as assigned.

Education & Experience

High school diploma required.

Minimum of one year of previous sales experience preferred.

One year of previous residential leasing experience preferred.

Skills & Requirements

Excellent customer service and interpersonal skills.

Experience with Yardi Voyager or an equivalent system preferred.

Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).

Strong organizational and time‑management skills.

Ability to work independently and prioritize effectively in a fast‑paced environment.

Ability to communicate technical concerns with adequate detail, quickly and accurately.

English proficiency in reading, writing, comprehension, and conversation.

Proficiency with general office equipment (telephone, fax machine, printer, copier, key‑track system).

Must maintain a valid driver’s license with a clean driving record and current auto insurance.

Must comply with all safety requirements.

Required to complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
