JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct tours, show apartments, process applications, screen credit and conduct criminal checks, prepare leases, and ensure a smooth move‑in and lease signing.

Inspect apartments before move‑in to ensure they are move‑in ready and schedule any outstanding work with maintenance.

Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals; follow community policies on concessions and specials to sustain occupancy.

Design and execute marketing activities to generate traffic: resident referrals, employer outreach, internet marketing (Craigslist, Facebook, e‑mail, other websites), and community‑specific programs.

Use on‑site property‑management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards for show quality by inspecting the marketing corridor, liaising with maintenance, merchandising, and preparing the leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, calls, or other contacts to finalize decisions to lease and/or renew.

Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and convey requests to the appropriate individuals.

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders; reach, carry items; crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 lb alone and up to 50 lb with assistance.

Travel may be required to assist other properties, attend trainings, or business meetings.

Work a flexible schedule including evenings, weekends, and holidays; call coverage required.

Compensation The hourly rate ranges from $17.00 to $18.00.

Additional Compensation :

Corporate positions: eligible for a quarterly or annual bonus program based on individual and company performance.

On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
