Commercial Construction Superintendent
A Superintendent directs the workflow of a construction project on site, ensuring it aligns with the project schedule and safety and quality standards. The Superintendent provides leadership, serves as the liaison among project team members, and promotes the interests of both the business and clients. As the primary on‑site leader, the Superintendent communicates project priorities to site staff and all subcontractors.
Responsibilities
Administer the safety program, including all subcontractors, and ensure all accidents/incidents are promptly reported, investigated, and safety inspections by outside agencies are assisted.
Maintain quality standards for all aspects of the project.
Serve as the leader for all on‑site safety, managing a safe jobsite for all involved.
Maintain a daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance.
Work with the project manager to formulate the project schedule, ensuring proper methods and sequence of installation, making and following through on schedule commitments, and maintaining quality standards.
Maintain good working relationships with all subcontractors, develop relationships within the community to enhance business opportunities, and treat subcontractors fairly.
Ensure complete and accurate daily documentation of work orders/tickets, understand subcontractor scope of work to avoid unnecessary change orders, identify problems early, and act immediately to provide solutions.
Develop and organize the site team; arrange temporary facilities/utilities, and identify long‑lead items that need to be expedited.
Collaborate with the project manager and site operations team throughout the life of the project.
Qualifications
Strong preference for a four‑year degree from an accredited university with a concentration in construction, engineering, or business; additional work experience is acceptable in lieu of a degree.
5+ years’ experience in commercial construction, including experience with a commercial general contractor.
Experience with tenant renovations, service work, work in occupied spaces, weekend work, and fast‑paced projects is a plus.
Mastery of building processes and best practices.
Ability to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results.
Project lead experience preferred; previous experience in a superintendent or project lead role preferred.
Ability to master sector/project‑specific software systems such as Microsoft Office (Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam.
Requires interiors and electrical experience; data‑center experience preferred but not required.
