Job Summary
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
Perform all sales and leasing activities to achieve community revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, credit screening, and background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing.
Inspect apartments before move‑in to ensure they are in move‑in ready condition and coordinate any needed maintenance with the team.
Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials to boost occupancy.
Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, online marketing tools, and community‑specific marketing initiatives.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure show units meet company standards for quality: daily inspect corridors and leasing tours, communicate maintenance needs, merchandise units, and prepare the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction through emails, thank‑you notes, cards, or phone calls.
Support the community’s lease renewal program: prepare renewal letters and packages, meet with renewing residents, and ensure documents are signed and implemented on time.
Respond promptly and courteously to resident and client/owner concerns, solving problems or forwarding requests to appropriate personnel.
Requirements
All required state and local licenses and certifications.
Valid driver’s license capable of operating a golf cart on property.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, or carry weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties or attend training and meetings.
Work a flexible schedule that may include evenings, weekends, and holidays.
Compensation Hourly rate: $19.00 – $21.00. Additional compensation may include quarterly or annual bonuses (corporate positions) or weekly, monthly, and/or quarterly bonuses (onsite positions).
