Job Description Summary
This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. The role coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of the real‑estate market trends in the region.
Key Responsibilities
Ensure the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans.
Collaborate with community managers to achieve established performance goals.
Partner with regional support service leaders to improve asset and team performance.
Implement local and national operational initiatives, champion change, and ensure protocol adoption at all properties.
Oversee budgets and meet or exceed financial targets.
Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
Foster positive tenant relationships and address concerns promptly.
Implement tenant retention programs to minimize turnover and vacancy rates.
Collaborate with leasing teams to develop and execute effective marketing strategies.
Maintain optimal occupancy rates through targeted leasing efforts.
Oversee maintenance programs to ensure properties are well maintained and comply with regulations.
Communicate capital needs to maintain property appearance and meet company and owner standards.
Implement preventative maintenance plans to extend asset life.
Stay current with local, state, and federal regulations affecting property management.
Ensure property compliance with all relevant codes, laws, and regulations.
Identify and mitigate potential risks and secure appropriate insurance coverage.
Conduct market research and analysis to identify opportunities for property improvement and stay ahead of trends.
Preferred experience with new development and prior Regional Property Manager level experience.
Basic Knowledge & Qualifications
Bachelor’s or Master’s degree from an accredited college or university, preferably in Business, Real Estate, or related fields.
Proven leadership experience managing diverse properties.
Proficiency with property management software (preferably Yardi and/or Real Page), word processing, spreadsheets, and database management.
Strong financial acumen and analytical skills.
Excellent communication and team management skills.
In‑depth knowledge of real‑estate laws, regulations, and market trends.
Ability to create and manage stakeholder relationships.
Minimum of 3 years relevant experience.
Specialized Skills
Real estate license required in specific markets, otherwise preferred.
Industry certifications such as CPM, CAPS, CAM, or others preferred.
Additional Compensation
Corporate positions: eligibility for quarterly or annual bonus programs based on individual and company performance.
On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
